Staff from the Fort Myers Redevelopment Agency and Johnson Engineering hosted the second Cleveland Avenue Stakeholder meeting on January 26, 2010. The purpose of this meeting was to provide the public one last opportunity to review and comment on the proposed changes to the Cleveland Avenue overlay contained within the City of Fort Myers Land Development Regulations before staff moves forward in the adoption process.
Recommended changes include:
- Adding landscaping and pedestrian zones in front of the businesses,
- Moving the buildings closer to Cleveland and placing the majority of the parking in the rear of the building in new construction projects or projects where the entire site is being redeveloped,
- Reducing parking requirements and providing the ability to have shared parking, as well as
- Various development incentives for such things as mixed-use buildings, green construction, affordable housing etc.
Upon final adoption, new development or redevelopment projects will be subject to the revised code in those cases where the value of the improvements exceed 20% of the building plus the land value or when adding building area which exceeds 20% of the existing building area.
